Rental Application Criteria

At OB Property Management, we believe in a fair, transparent, and consistent screening process. Every application is evaluated using the same written criteria and in accordance with all applicable federal, state, and local Fair Housing laws.

Our goal is to place qualified residents while protecting the interests of our property owners. Please review the following minimum qualifications before submitting an application.

Application Requirements



  • Every person 18 years of age or older who will reside in the home must submit a separate rental application.
  • A valid government-issued photo ID is required for each applicant.
  • Each applicant must pay the applicable application screening fee.
  • An application is not considered complete until all requested documentation has been received.


Submitting an application does not reserve a property or guarantee approval.


Minimum Screening Criteria


Credit

Applicants should generally have a credit score of 700 or higher with a satisfactory credit history.


Our review may include:

  • Credit score
  • Payment history
  • Collections
  • Judgments
  • Bankruptcies
  • Overall debt obligations


Applicants with credit scores below 700 may still be considered based on the overall strength of their application. Factors such as income, rental history, employment stability, assets, and overall credit profile may be taken into account.

When permitted by applicable law, applicants who do not meet the preferred credit criteria may qualify for conditional approval, which may include an increased refundable security deposit or other lease terms.


Income

Applicants must demonstrate a combined gross monthly household income of at least three (3) times the monthly rent, verified through acceptable documentation.

Income may be verified through:

  • Recent pay stubs
  • Employer verification
  • Tax returns (for self-employed applicants)
  • Benefit statements
  • Other acceptable documentation

Additional documentation may be requested when necessary.


Rental History

Applicants should have at least twelve (12) months of satisfactory, verifiable rental history from a third-party landlord or professionally managed property.

During our review, we may consider:

  • On-time rent payments
  • Lease compliance
  • Property care
  • Outstanding balances owed to previous landlords
  • Lease violations

Rental references from immediate family members generally cannot be used unless there is no prior rental history.


Alternative Housing History

Applicants without established rental history may still qualify by providing alternative documentation demonstrating financial responsibility and housing stability.


Examples may include:

  • Proof of homeownership
  • Mortgage payment history
  • Employer-provided housing
  • Military or employer relocation documentation
  • Other verifiable evidence acceptable to OB Property Management


Background Screening

A satisfactory background screening may be conducted, which can include a criminal history review.

Criminal history, if considered, will be evaluated in accordance with applicable federal, state, and local laws.


Factors that may be considered include:

  • The nature of the offense
  • The severity of the offense
  • The time elapsed since the offense
  • Evidence of rehabilitation
  • Whether the offense presents a legitimate risk to resident safety or the protection of property

A criminal record does not automatically disqualify an applicant.


Eviction History

Recent evictions, unpaid landlord judgments, or active eviction proceedings may affect eligibility.

Applicants may have an opportunity to provide additional information or explanation when appropriate.


Conditional Approval


Applicants who do not fully meet one or more of the minimum screening criteria may still be considered for conditional approval based on the overall strength of their application.


Compensating factors may include:

  • Stable employment history
  • Household income exceeding the minimum requirement
  • Significant liquid assets or cash reserves
  • Positive homeownership or mortgage payment history
  • Employer relocation assistance or temporary work assignment
  • Strong overall credit profile despite limited rental history
  • Other verifiable factors demonstrating financial responsibility and housing stability


When permitted by applicable law, conditional approval may include:

  • An increased refundable security deposit
  • A qualified co-signer or guarantor, if accepted for the property
  • Other lease terms deemed appropriate under applicable law


Occupancy Standards

Occupancy limits generally follow two (2) persons per bedroom, plus one additional occupant where appropriate, subject to local regulations and the specific property.


Pets

Pet policies vary by property.

If pets are permitted:

  • All pets must be disclosed during the application process.
  • Additional pet screening, pet deposits, monthly pet rent, or breed/size restrictions may apply.
  • Assistance animals are evaluated in accordance with applicable Fair Housing laws.
